The Burford Road project is a mixed development of commercial, residential and live/work spaces. The project had a fast track construction programme, due to government grant time constraints.

In order to assist in the programme Walsh Associates and the client developed the idea of using steelframe throughout. This avoided the use of traditional ground beams and pile caps.

In order to reduce the substructure construction time, the use of large single pile construction was employed, with some of these piles carrying up to 5000kN (500 tonnes). This allowed the steel frame to be developed in place prior to the ground floor slabs and pile caps, allowing our client to receive revenue from the residential space at an earlier stage than previously anticipated.

The construction of this building dry envelope throughout to further aid the construction programme.

The overall building height was reduced by planning and coordinating with the Architect and M&E consultants the building services allowing these services to pass through the steel structures.
